Employee Spotlight: Erin McClintock

August 5, 2026

Erin McClintock, Closer, based out of our headquarters in Danvers, MA, is January’s Employee Spotlight! Let’s get to know her.

Erin at Work

In October 2005, Erin started in the industry and joined NewFed Mortgage. She was initially asked to come in to assist with accounting-related tasks. Over time, she learned Shipping, Closing, and Post-Closing. She has been with the company now for nearly 20 years.

“I am still here because this is the only place I have ever worked where I don’t mind coming in the door every day – my coworkers are great,” Erin shared.

When asked to share a success story from her time at NewFed, Erin explained that it’s hard to choose just one! She did note, however, that getting good feedback from the loan officers and closing attorneys is always rewarding.

“Also, the synergistic relationship our team has is a gift to be able to work with talented, compassionate people,” she adds.

What keeps her motivated? She answers with:

“The daily challenge of the closing pipeline, finding ways to continue facilitating the closing process for LOs and attorneys, and maintaining a process that is as easy as possible. I’ve found that I especially love realizing the impact the refinance boom had on our borrowers, seeing the benefits of the refinance products – life-changing for so many!”

Practical Perks: 5 Reasons Winter is a Great Time to Buy a Home

August 5, 2026

Ah, winter—the season of cozy sweaters, steaming mugs of cocoa, and, surprisingly, a fantastic time to dive into the world of home-buying. At NewFed Mortgage, we’re here to shed light on why the colder months might just be the perfect time to turn your dream home into a reality. So, bundle up, and let’s explore the top five practical reasons to make a move in this season.

1.

Less Crowded Market, More Negotiation Power

With many potential buyers holding off until spring, the real estate market typically experiences a lull in activity during winter. With fewer buyers in the game, you’ll face less competition for your dream home. This decreased demand often translates into increased negotiation power, allowing you to secure a better deal on the property.

2.

Real-Life Testing Ground

Winter lets you see a home’s true colors while touring – how it handles colder temperatures, drafts, and heating efficiency. It’s a practical time to assess whether the property is truly winter-ready, helping you make a more informed decision.

3.

Speedier Closing Process

The winter months often mean a less hectic real estate market. With fewer transactions taking place, mortgage lenders, real estate agents, and other professionals may have more time to dedicate to your purchase, leading to a smoother closing and a more personalized home-buying process.

4.

New Year, New Home

Starting the new year in a new home can be a refreshing way to kick off a new marriage or job change or just a great way to step into a fresh chapter of life. If you’re considering a change and want to make a move, purchasing a home during winter could set the stage for a positive and exciting new year.

💡 Tip:

Furniture stores, home décor stores, and other shops typically have plenty of post-holiday sales and you could save thousands on sprucing up your new home before summer.

5.

Motivated Sellers

Homeowners who list their properties in the winter months often have pressing reasons for selling. Whether it’s a job relocation, financial considerations, or personal circumstances, sellers during this season are usually more motivated. This motivation can work to your advantage when negotiating the price and terms of the purchase.

Winter might not be the most conventional time to buy a home, but it comes with its own set of practical benefits. At NewFed Mortgage, we’re here to make the process smooth and straightforward, no matter the season. Consider the practical perks of winter house-hunting, and you might find yourself unlocking the door to your new home sooner than you think.

How To Maximize Your Refund with Tax Benefits for Homeowners

August 5, 2026

Tackling taxes might not be as thrilling as Netflix binges or dinner parties, but what if we told you there’s a silver lining to that annual ritual? Beyond the joys of homeownership, there’s another reason to celebrate – tax benefits. Consider this your key to unlocking serious savings this tax season! At NewFed Mortgage, we’re here to guide you through the various tax benefits available to homeowners and provide insights on how to maximize your refunds.

🏠 Mortgage Interest Deductions

One of the most significant benefits for homeowners during tax season is the mortgage interest deduction. As a homeowner, you can deduct the interest paid on your mortgage loan from your taxable income. This deduction applies to both primary and secondary residences, and can be one of the most substantial tax breaks out there.

💡 Tip:

To get the most out of this deduction, be sure to keep up-to-date and accurate records of your mortgage interest payments throughout the year. Later this year, consider paying your January mortgage payment in December to include an extra month’s interest in that tax year.

💼 Home Office Deduction

If you work from home (it’s called balance) you could score some deductions. Establish a dedicated working area of your home and potentially deduct a portion of your home-related expenses, such as mortgage interest, property taxes, and utilities. Turn your cozy corner into a tax haven by meeting IRS standards, keeping records, and maybe treating yourself to some new office supplies – all tax-deductible, of course!

🌱 Energy Efficient Home Improvements

Did you make energy-efficient upgrades to your home this year? Solar panels, efficient windows? A robot that turns off lights perhaps? Time to reap the rewards…beyond saving the planet, of course. These upgrades could make you eligible for tax credits – and there’s a lot of them! For example, the Residential Renewable Energy Tax Credit offers a credit for a percentage of qualified expenses for solar water heaters, solar panels, and other eligible technologies.

By adopting these sustainable practices, you contribute to a greener planet while simultaneously optimizing your financial portfolio. Look at you go! Again, be sure to keep receipts and documentation of your home improvements to claim these credits effectively. Please consult with a tax professional to navigate the specific requirements for each credit.

From mortgage interest to energy-efficient upgrades and home office finesse, you’re armed and ready to conquer tax season like a pro. Owning a home comes with its financial benefits, and optimizing your tax refund is one of them. By taking advantage of deductions like we mentioned in this article, you can significantly reduce your taxable income and maybe get yourself one of those Stanley’s everyone’s been talking about.

Remember to keep thorough records, stay informed about changes in tax laws, and seek professional advice to ensure you are making the most of this tax season.

At NewFed Mortgage, we’re not just about mortgage rates and paperwork. We’re here to empower you with knowledge and help you navigate the complexities of the homeownership journey. So, go ahead and claim those deductions and let the serious savings roll in. Here’s to a future where tax season isn’t dreaded, but celebrated!

Celebrating Black History Month: Embracing Diversity, Equity & Inclusion in Mortgage Lending

August 5, 2026

As we commemorate Black History Month, it is essential to reflect on the rich tapestry of African American culture, achievements, and contributions to our society. At NewFed Mortgage, we believe in fostering an environment of diversity, equity, and inclusion not just this month, but every day of the year. As a mortgage company, we understand the significance of equitable access to homeownership for all communities, including those impacted by racial injustice and social inequities.

Equal Access to Homeownership

Throughout history, African Americans have faced systemic barriers to accessing housing and financial resources. From redlining to discriminatory lending practices, the path to homeownership for Black individuals and families has been fraught with obstacles. Even today, the lingering effects of these injustices are evident in disparities in homeownership rates and wealth accumulation.

Did you know that homeownership has long been a cornerstone of wealth-building in the United States? Yet, historically, African Americans have faced systemic barriers that have disproportionately affected African Americans’ ability to attain and sustain homeownership. From redlining to discriminatory lending practices, the path to owning a home in the U.S. for African American families has been fraught with obstacles and has remained an incredible challenge. Even today, the lingering effects of these injustices are evident in disparities in homeownership rates and wealth accumulation.

In Massachusetts, as in many parts of New England and throughout the country, the struggle for minority homeownership has been particularly challenging. Despite being home to a vibrant and thriving African American population, historical inequities have persisted. According to recent data, homeownership rates for African American families across the country remain significantly lower than those of white households. This disparity highlights the ongoing need for equitable lending practices and increased access to financial resources for marginalized communities nationwide.

Our Commitment

We strive to empower African American families on their journey to homeownership. At NewFed, we are committed to upholding the principles of diversity, equity, and inclusion in all aspects of our work. Through proactive outreach, financial education initiatives, and fair lending practices, we strive to empower African American families on their journey to homeownership. We recognize that diversity is not just a box to check but an integral part of our nation’s DNA. By embracing diverse perspectives and experiences, along with having compassion for communities who have faced historical injustice, we can better serve our entire community and foster a more inclusive society.

This February, let us not only celebrate the achievements and honor the resiliency of the African American community, but also recommit ourselves to building a future where every person has equal access to the American dream of homeownership. Together, we can create a more just and equitable society for generations to come.

Andrew DiStefano

Producing Branch Manager, NMLS #16124

How, when & why did you get started in the mortgage industry?

“I started my career in October 2000. My triplets were born in February of the same year. Household expenses skyrocketed, and income plummeted, so I took on five jobs until I could earn enough income to sustain myself in the mortgage industry.”

Why NewFed? How long have you been here?

“This January was officially 5 years. Brian and Eric made me laugh for an entire hour the 1st time we met, so I knew it was the place for me. The NewFed team as a whole, the company’s family culture, transparency, and communication have all kept me here.”

What has been your most rewarding experience working with a client? Share a success story.

“The most rewarding experience was the most challenging in my career. Referred by a CPA, there were multiple domino purchase transactions involved. We all worked feverishly for 60-plus days with first-time homebuyers. They were self-employed borrowers with no permanent residency, expired driver’s licenses, expired work authorization cards, COVID restrictions, no IRS transcripts due to IRS shutdowns and delays, and owed IRS debt. This deal died several times. However, our NewFed team got it done, and we closed!”

What continues to motivate you? What do you like about what you do best?

“The industry is everchanging and challenging. I’m always learning and never bored. The long-term friendships and connections I have made keep me motivated the most. It is rewarding in so many ways to feel needed and help people achieve financial freedom and flexibility.”

What’s the last book you read or podcast you listened to?

“Brian D’Amico! I didn’t want to move my office, but I am very happy I did.”

What (if any) local community organizations are you affiliated with?

North Andover Merchants Association, our local Chamber of Commerce, NAHREP.

What’s a cause that you are passionate about?

“The Alzheimer’s Association and Alzheimer’s Foundation of America. Our family was affected by this terrible disease. Our family will frequently walk for the cause, and we also run 45’s tournaments to raise money.”

What are some of your favorite local spots to visit?

“Galleria Ulmberto and Moderno pastry on Hanover Street, Boston. I’ve been going there since I was a kid with my dad. Sevmar restaurant in Salem, New Hampshire, has great Mediterranean cuisine!”

SC

Stephen Cote

Senior Loan Officer, NMLS #16178

How, when & why did you get started in the mortgage industry?

“I started in the mortgage industry in the Fall of 2003 after purchasing my first home. I had been working for a local retail bank and got to know and work with my loan officer very well. So well, I began taking applications in my branch for purchases, refinances & equity lines of credit with the LO’s permission. She initially guided me into the home financing industry, and I found it rewarding to help people with their new home purchase or refinance.”

Why NewFed? How long have you been here?

“I came to NewFed in February 2019 after my previous employer merged with another local bank. During the initial acquisition, I met and spoke with Eric Portnoy and Brian D’Amico. The culture here was what I was looking for. The transition just made sense and ‘felt right.'”

What has been your most rewarding experience working with a client? Share a success story.

“There have been several! One of my favorites include a recent first-time homebuyer we helped with our NewFed National Down Payment Assistance Program. This program worked best for them as they kept falling outside of the guidelines for other DPA programs that we offer here at NewFed since their DTI was over 45%, and our program goes up to 50%.”

Could a Cash-Out Refinance Loan Be Right for You?

August 5, 2026

The housing market continues to be a dynamic landscape with shifting trends and evolving opportunities. We understand the importance of staying informed and empowered amidst these changes. Times are tough for many right now, and  US household debt is at an all-time high. Could now be the right time to leverage your home’s equity? Cash-out refinance loans present homeowners with a strategic financial tool worth considering.

Let’s dive into the benefits of cash-out refinancing and why it might be the right move for you.

Understanding the Current Housing Market Landscape

In recent years, the housing market has experienced fluctuations driven by various factors, including economic conditions, interest rates, and demographic shifts. Despite occasional volatility, the overall trend has been one of resilience and growth. With demand for housing remaining strong and inventory levels varying across regions, homeowners find themselves in a position of opportunity.

One notable trend in the current market is the appreciation of home values in many areas. This uptick in property values has translated into increased home equity for numerous homeowners. This trend has led to a growing interest for homeowners to tap into their equity through cash-out refinance loans.

What is a Cash-Out Refinance Loan?

A cash-out refinance loan allows homeowners to refinance their existing mortgage for an amount greater than what they owe and receive the difference in cash. Essentially, it enables homeowners to convert a portion* of their home equity into cash, which can be used for a variety of purposes, such as home renovations, debt consolidation, or investment opportunities.

Key Benefits of Cash-Out Refinance Loans

🏠 ACCESS TO HOME EQUITY

By refinancing, homeowners can unlock the equity they’ve built in their homes over time, providing them with liquid assets to pursue their financial goals or cover unexpected expenses. For example, tuition and living expenses can be daunting for parents planning to send their children to college. A cash-out refinance can help cover these costs, providing you with the necessary funds to invest in your child’s education.

💰 DEBT CONSOLIDATION

For homeowners carrying high-interest debt such as credit cards or personal loans, consolidating these debts can reduce monthly payments and overall interest costs. You can also use this equity to pay down or pay off your student loans.

🔨 HOME IMPROVEMENT PROJECTS

Whether it’s renovating a kitchen, adding an extra bedroom, or enhancing curb appeal, cash-out refinance loans provide the funds needed to invest in home improvements that can increase property value and enhance quality of life.

📊 TAX BENEFITS

In some cases, the interest on the cash-out portion of your refinance may be tax-deductible. Be sure to consult with a tax professional to understand the potential tax benefits based on your specific situation and local tax laws.

Is a Cash-Out Refinance Loan Right for You?

While cash-out refinance loans offer numerous benefits, it’s essential for homeowners to carefully evaluate their individual financial circumstances and goals before moving forward. Factors such as current mortgage rates, loan terms, and the intended use of the cash proceeds should all be taken into consideration.

At NewFed Mortgage, our team of seasoned loan officers is here to assist you every step of the way as you explore your financial flexibility as a homeowner. We provide personalized guidance and tailored solutions to help you make informed decisions that align with your long-term financial objectives.

The current housing market presents opportunities for homeowners to leverage their home equity through cash-out refinance loans. By understanding the landscape, exploring available options, and seeking expert advice, homeowners can navigate this evolving market with confidence and achieve their financial aspirations.

Whether you’re looking to reinvest in your property, consolidate debt, or pursue other financial goals, we’re here to help you navigate the process with confidence and ease.

If you’re ready to explore the possibilities of cash-out refinancing or have any questions about your mortgage options, don’t hesitate to reach out to us. Together, we’ll unlock the full potential of your homeownership journey.

*Typically, borrowers can only cash-out up to 80% LTV. Terms & conditions vary. Cash-out refinances might not be available on all loan products across all states. Approval subject to appraisal. Please speak with a local mortgage professional to discuss eligibility and requirements.

Emmi at Work

Emmi Sauls embarked on her journey in the mortgage industry three years ago, transitioning from a prominent marketing role at a communications company to join LenderLogix, a mortgage technology startup in Buffalo, New York. Excited by the idea of contributing to a small team of visionary entrepreneurs, Emmi quickly immersed herself in the industry. She traveled across the country for conferences, networking with seasoned professionals, and knew this was the career path for her.

Emmi joined the NewFed team last May! Introduced to Jim Janczy at a conference, Emmi found alignment in their shared enthusiasm for football (Go Bills!) and NewFed’s ambitious growth trajectory. Celebrating her upcoming one-year anniversary, Emmi reflects on her decision to join NewFed as the highlight of 2023.

“I love what I do, and the people I work with. Every day is something new, and I enjoy learning! Working to scale NewFed’s brand alongside my career is an exciting position to be in! I live for a challenge.”

Emmi thrives on the diversity and challenges inherent in her role as VP Marketing Director. Her days are a medley of creativity and strategic insight, including crafting compelling content for corporate platforms, collaborating with loan officers on custom campaigns, and developing strategies to grow NewFed’s digital presence and regional footprint.

When asked what keeps her motivated, she shared:

“First, I’m motivated by the family I’m building. I’m getting married to my high school sweetheart this April, and everything I do is for our future. Second, I’m motivated by career growth. If there’s a next level for me to achieve, I will work that much harder to get there. Third, I’m motivated by my coworkers and boss, Jim. The opportunities I’ve been awarded and the feedback I’ve received in the last nine months have been amazing! My skill set continues to be challenged, and I’d like to think I’m a better person and professional for that already. And lastly, I’m motivated by all of the truly amazing women in my life. I couldn’t be more thankful for the sisters and mentors I’ve found throughout the years.”

Behind The Scenes

What’s your personal mantra/life motto, and where did it come from?

‘It always seems impossible until it’s done’ – Nelson Mandela.

Hobbies? Talents? Aspirations?

Hobbies: I am truly a worker bee and do freelance work in the evenings. But when I’m not working, I’m likely binging Below Deck (or another reality series), crafting, boating on Lake Erie, traveling, or bebopping around Buffalo with my fiancé & friends. I’m a lifelong Buffalo Bills fan, so you can catch me at every home game during football season.

Aspirations: I want to leave the world a better place than I found it, in every way I can. I recently shared a post on my personal social media that read: ‘I want to be a warm yellow light that pours over everyone I love.’ That summarizes my aspirations pretty well.

Book: Linchpin by Seth Godin

Podcast: Simon Sinek’s ‘A Bit of Optimism’

This changed so many times… Art teacher > English teacher > Interior designer > Elephant keeper > Graphic designer. I wound up graduating from Canisius College (Go Griffs!) with a dual degree in Digital Media Arts & Marketing.

What’s something we should know about you?

I care very deeply about every life that I touch. And I think that’s why I was so drawn to the mortgage industry from the beginning. I realized how impactful my generation can (and will) be for the future of homeownership and equal accessibility.

Black History Month: African American Trailblazers in Housing

August 5, 2026

As we bid farewell to Black History Month, we’re taking a moment to celebrate the movers and shakers who’ve left their mark on the housing industry and continue to move the needle for equal housing. African American communities have faced in getting a fair deal on homeownership. Today, let’s shine a light on some of housing’s most profound trailblazers, past and present:

FD

Frederick Douglass

You probably know him as a towering figure in the fight against slavery, but did you know he was also a fierce advocate for fair housing? After escaping slavery, Douglass became a vocal proponent for Black land ownership, believing it was essential for true freedom and equality.

MT

Mary Church Terrell

This powerhouse was a leading voice in the fight for women’s suffrage, but she was also a dedicated activist for fair housing and urban reform. As a co-founder of the National Association of Colored Women, Terrell worked tirelessly to address housing inequalities faced by Black Americans.

RW

Robert C. Weaver

In 1966, Robert C. Weaver became the first African-American appointed to a cabinet position in the U.S government and was the first secretary of the U.S. Department of Housing & Urban Development. Weaver, whose great-grandfather was a slave, was always embedded in policy as it relates to racial relations in America, making change on a large scale. He even served as rent commissioner for New York City and fought for housing equity in the City throughout the Civil Rights Movement.

MW

Maggie Walker

Transforming American business forever, Maggie Walker was the first African American woman to charter a bank and serve as bank president; the Saint Luke Penny Savings Bank in Richmond, VA in 1903. Her own home in Richmond is now preserved as a National Historic Site. Thousands of African American families realized their dreams of homeownership and financial freedom because of Walker and her contributions to permanent change.

TM

Thurgood Marshall

Mr. Marshall’s impact on this nation is indescribable. As the first African American justice in the U.S. Supreme Court, he fiercely advocated for civil rights and desegregation, notably in the 1954 landmark decision in Brown v. Board of Education. Before the Supreme Court, Marshall was a significant leader in the NAACP.

FH

Fannie Lou Hamer

A civil rights icon, Fannie Lou Hamer fought tirelessly for voting rights and racial justice. But she also recognized the importance of economic empowerment through homeownership. Through her work with organizations like the Freedom Farm Cooperative, Hamer helped Black farmers and families gain access to land and housing opportunities.

BJ

Barbara Jordan

As the first African American woman elected to the Texas Senate, Barbara Jordan was a political trailblazer. She made significant contributions to housing policy during her time in Congress. Jordan championed fair housing legislation and advocated for policies to address housing discrimination and affordable housing shortages.

LR

Lisa Rice

As President and CEO of the only national civil rights agency solely dedicated to eliminating all forms of housing discrimination, Lisa Rice leads the National Fair Housing Alliance (NFHA) and its over 170 fair housing and justice-centered organizations and individuals throughout the country. Her efforts today have resulted in strong advancements in fair housing principles, broadened fair housing protections, and expanded equal housing opportunities for millions of Americans.

MF

Marcia Fudge

In 1999, Marcia Fudge became the first female and first African American mayor of Warrensville Heights, Ohio. From there, she served as the Congressional Representative for Ohio’s 11th District. Fudge is now the Secretary of The Department of Housing and Urban Development (HUD) and is committed to making the dream of homeownership – and the security and wealth creation that comes with it – a reality for more Americans. Fudge has made it her department’s mission to keep the door open for families who have been systematically locked out for generations to buy homes and have a fair shot at achieving the American dream.

AB

Angela Glover Blackwell

Founder of PolicyLink, Angela Glover Blackwell has been a leading voice in advocating for equitable and inclusive urban policies. Through her work, she has highlighted the importance of affordable housing as a cornerstone of community development and economic opportunity for all.

The Reality: Stats That Matter

Now, let’s talk stats for a second. According to recent data, homeownership rates for African American families still lag behind those of white households. The gap is staggering. Policies like the Community Reinvestment Act (CRA) and initiatives like HUD’s Fair Housing Act have been game-changers, but despite the progress made, disparities in homeownership rates persist. It’s a stark reminder of the ongoing challenges in achieving housing equity. But through the advocacy and legacy of trailblazers like those we’ve highlighted, we’re inspired to keep pushing for positive and permanent change.

We’re committed to honoring these legacies and standing alongside today’s pioneers by championing diversity, equity, and inclusion in everything we do. Here’s to those who have paved the way, the policies that have made a difference, and the collectively working towards a future where homeownership is within reach for everyone. It takes all of us!

Women Homebuyers: Real Estate Research & Trends

August 5, 2026

At NewFed, we stand alongside women on their journey to homeownership, acknowledging both the strides made and the persisting challenges. The real estate landscape has transformed significantly, with single women owning more homes than single men. This shift in dynamics is highlighted by women’s increasing wealth and power in the U.S.

According to research findings from this NextGen report, women have emerged as formidable players in the real estate market. They represent the second largest cohort of homebuyers today, double that of single men (19% v. 9%). Despite this shift, women report feeling less trusting of housing and finance professionals, more uncertain about where to start the process, and less satisfied with their overall experience after the home purchase.

Despite legal advancements, women continue to face challenges in accessing fair lending practices and negotiating favorable terms. Understanding these complexities is vital for developing strategies to address the unique needs of women, particularly those from diverse backgrounds. For women considering homeownership, navigating the process with confidence and knowledge is essential. Here are some key insights and advice:

Breaking Barriers

Historical Context

The journey towards gender equity in homeownership has been difficult. It wasn’t until as recently as 1974 that women were legally protected to obtain a mortgage without a cosigner. Before the passage of the Fair Housing Act’s prohibitions against “sex” discrimination in housing-related transactions (1968) and the protections of the Equal Credit Opportunity Act (1974), it was common for a widow to need a male relative as a cosigner. Under federal law, women had no legal recourse for this or other lending discrimination. Historical barriers, including discriminatory lending practices, have impacted women’s access to homeownership.

Inequities by Race & Income

Studies, such as the Urban Institute report, reveal disparities among women from different racial and ethnic backgrounds. Single white women have seen significant gains in homeownership rates. In contrast, women of color continue to face barriers such as income inequality and housing affordability challenges. Racial homeownership disparities have persisted for decades, with the Black homeownership rate falling below homeownership rates for all racial and ethnic groups since 2010. The homeownership gap between Black and white households is hovering around 30% — wider than it was in 1960 when race-based housing discrimination was still legal.

Highlights of Women’s Influence

Wealth & Power

Research findings, like those from the NextGen report, underscore women’s increasing wealth and power in the U.S. Women are making significant strides in homeownership and shaping preferences and trends in the real estate market. There’s been a 30% uptick in women reporting making financial decisions for their household. According to the Urban Institute, the share of women heads of household increased 24.3% from 1990 to 2019.

Women aren’t waiting around, either! In a U.S. report by Bank of America, 65% of single women said they would rather not wait until marriage to buy a home, regardless of age. This is in addition to the fact that nearly 30% of all female homeowners in the U.S. purchased a home while unmarried.

State-Level Trends

Examining states where women hold a greater share of homeownership can provide insights into regional variations and preferences among women in different areas. Across the United States, homeownership reveals intriguing trends, notably in single-female ownership. Delaware leads the pack with the highest proportion of homes owned by single women, at 15.34% of owner-occupied households, surpassing single men by 5.89%. Louisiana and Mississippi follow suit, with single women owning around 15.19% and 14.84% of owner-occupied households, respectively.

Conversely, states like New Mexico, North Dakota, and Alaska see higher single-male homeownership rates, with ownership percentages around 12.44% to 12.85%. Alaska, North Dakota, and South Dakota stand out, with single men owning a higher share of homes than single women, all above a 2.08% gap. These variations in homeownership patterns shed light on the evolving dynamics within the housing market. While some states witness a surge in single female homeownership, others see a more balanced distribution or even a tilt towards single male ownership.

Tips for Success

💰 Financial Empowerment

Use resources to understand your credit score, explore mortgage options, and create a budget aligned with your goals. Knowing your rights under fair lending laws, such as those outlined by HUD, is crucial for advocating for yourself throughout the process.

Financial empowerment is a breath of freedom for women, who, on average, have far less financial security than their male counterparts. According to a MassMutual Women’s Retirement Risk Study, only 15% of women planning to retire within 15 years or already retired report needing to be more knowledgeable about managing their savings and investments. The report also mentioned that women outlive men by an average of five years, which means they need their savings to last longer. Despite their higher savings rate and higher participation rate in workplace retirement plans, they earn less during their working years than men, which leaves them with smaller average 401(k) account balances.

🤝 Build a Support Network

📚 Research and Due Diligence

Arm yourself with knowledge about market trends, property values, and neighborhood demographics. Common questions to ask yourself/your network might include: How safe is this neighborhood? What are the historical trends in property value in this area? What are the local schools like? How close is the property to public transit? Are there any seasonal expenses to note? Conduct thorough research to make informed investment decisions and to negotiate confidently. For a complete list of questions to ask yourself and mortgage professionals, see this Women in Leadership Foundation article. You can keep up with market trends through articles and reports from the National Association of Realtors.

🔮 Plan for the Future

Consider the long-term implications of homeownership on your financial well-being relative to career growth, family planning, and retirement savings to ensure a sustainable investment and environment. Don’t be shy about buying a home when the market isn’t ideal, especially if you’ve found your dream home. Now is always a good time to start building (or keep building) your equity so long as your financial status can support the investment.

In light of National Women’s History Month, as we witness women’s increasing financial independence and influence in the real estate market, it’s essential to recognize the journey that led to this moment. For women considering homeownership, this history underscores the significance of their achievements and the importance of leveraging resources and support to navigate the path ahead.

Spring into Homeownership: Why March Is a Great Time to Buy

August 5, 2026

Springtime is often associated with rejuvenation and new beginnings. As the weather warms and flowers begin to bloom, the real estate market also springs to life, making March an opportune time to embark on the journey of homeownership. Just like the freshness of the season, the advantages of purchasing a home in spring are plentiful. From favorable market conditions to the promise of a fresh start, here are four reasons why spring is the perfect time to turn your homeownership dreams into reality.

1. 🌸 Increased Inventory & Market Activity

March marks the onset of the spring selling season, typically characterized by a surge in housing inventory. Sellers tend to list their properties as the weather warms up, providing buyers with a broader selection of homes to choose from. This abundance of options allows prospective homeowners to explore various neighborhoods, styles, and features, increasing the likelihood of finding their ideal place. More options mean you’re more likely to find a property that aligns with your preferences and budget.

💡 Also, keep in mind that with the increased competition, sellers may be more motivated to close deals quickly. This could lead to opportunities for strong buyer negotiations!

2. ☀️ Favorable Weather for House Hunting

Spring weather offers the ideal backdrop for house-hunting adventures. Unlike the chilly conditions of winter or the scorching heat of summer, March boasts mild temperatures and longer daylight hours, making it more conducive to exploring properties and areas where you might want to live. Buyers can enjoy strolling through neighborhoods, inspecting yards, and envisioning their future life in a new home without battling extreme weather conditions. It’s a great way to see how lively a neighborhood is and even explore your future favorite spots.

3. 👨‍👩‍👧‍👦 Ideal Timing for Families with School-Age Children

Buying a home in the spring typically allows for a late spring/early summer closing date. This is ideal for families with young children who want to avoid managing moving during the school year.

4. 🔨 Opportunity for Spring Renovations

In cases where your homebuying process is expedited, settling into your home in March (and the spring months that follow) allows ample time for renovations and updates before the peak summer season. Whether sprucing up the landscaping, painting interiors or tackling larger renovation projects, spring offers an ideal timeframe to enhance and personalize your new space just in time for barbecue season. By settling into your home now, you can seamlessly transition into the warmer months with a residence that reflects your style and preferences.

With increased inventory, favorable weather, spring renovations, and the timeliness of the season as it pertains to families with school-age children, spring presents an enticing opportunity for aspiring homeowners.
